City management and retail

Attractive shopping city

Bonn city center is the main center of the Bonn/Rhein-Sieg/Ahrweiler region. Its catchment area extends from Much to Rheinbach and from Wesseling to Remagen. At the same time, in terms of planning law, it is the A center of the city of Bonn according to the retail and center concept, which is currently being revised and adapted to current developments; the three B centers are Bad Godesberg, Beuel and Duisdorf. All four centers are characterized by a high quality of stay and a wide range of gastronomy and retail offerings.

High purchasing power and employment

According to MB Research forecasts, the population in the Bonn/Rhine-Sieg region had a general purchasing power of around €27.5 billion in 2023, of which €10.1 billion was attributable to Bonn. The general purchasing power of Bonn's population was €29,915 per capita, €1,393 higher than the purchasing power of the Rhine-Sieg district at €28,522. At 111.3 points (Rhine-Sieg district: 106.1), the purchasing power index for the city of Bonn was well above the national average (= 100 points). On June 30, 2023, a total of 13,782 employees subject to social insurance contributions worked in Bonn's retail sector. Compared to the previous year, this represents a decrease of -1.7% or 240 employees.

Global influencing factors and their consequences for Bonn

With its outwardly visible manifestations, such as lockdowns, access restrictions in stores and restaurants, compulsory masks, etc., the coronavirus pandemic has contributed significantly since spring 2020 to an acceleration of developments that had already been observed beforehand::

  • The growth in retail sales took place almost exclusively online,
  • Former retail space has been put to other uses, primarily gastronomy.

The consequences of the war of aggression in Ukraine, increased inflation and other influencing factors have continued to have a major impact on the bricks-and-mortar retail sector in Bonn since spring 2022. For example, the insolvencies of large retail chains have not bypassed this city. However, retail and cultural businesses have relocated to many vacant retail spaces within the city, and new companies are also coming to the city center. One positive example is the large retail property of the former Karstadt, into which a well-known textile retailer not previously represented in Bonn has moved and whose top floor is being converted into a large cultural/event location. The university, which will be closed for renovation in the next ten years or so, is renting numerous properties in the city center and will contribute to making the pedestrian zone more attractive with its museums.

Moderate increase in vacancies

While retail space in Bonn's city center has generally been fully let in recent decades, a certain moderate vacancy rate has set in over the past few months and the search for new tenants has become more difficult.

City-Management

The Bonn Economic Development Agency is the point of contact for (trade) advertising associations and city marketing associations in the city administration. However, expanding companies and/or start-ups also turn to the Economic Development Agency in their search for suitable locations.

The aims of cluster promotion are

  • Strengthening Bonn as a retail location in competition with the Internet and the region's competing retail centers
  • Improving the flow of information in the “retail landscape”
  • Maintaining and expanding existing networks
  • Strengthening cooperation between retail institutions
  • Identification of future-relevant fields of activity and initiation of corresponding projects
