Location development

German Post DHL Group

The last available plots of land in the Bundesviertel in Baunscheidtstrasse with almost 11,500 square meters were sold to Deutsche Post AG. High-quality offices are being built there for the Deutsche Post DHL Group. Since the Vebowag administrative building property is also to be included in the planning of Deutsche Post AG, a replacement property on Godesberger Allee on the city side of Vebowag was sold.

Former Slaughterhouse site

The Real Estate Department is conducting negotiations to conclude a purchase agreement for the plot of land of the Alter Schlachthof, Immenburgstraße 20, with approximately 28,500 square meters. This will be sold in the course of the development of the "innovation triangle" between the railway tracks, the street Am Dickobskreuz and Immenburgstraße in order to put the land to a coordinated use together with Stadtwerke Bonn and its subsidiaries. In addition to securing the location for Stadtwerke Bonn, this also includes the necessary areas for BonnOrange and the civil engineering office, as well as the use for a competence centre for pop music and the development of urgently required commercial areas. Furthermore, a relocation of the road line and the site is being prepared.

Federal Office for Information Security (BSI) / Command Cyber- and Information Room (CIR)

The expansion of the locations for cyber security facilities in Bonn was realized by selling off parts of the premises, thus securing an important pillar for the technology location Bonn.

Ramersdorf

In Bonn-Beuel Ramersdorf at the Königswinterer Straße the settlement of an EDEKA food market is planned. The investor, with whom the property management concluded a property purchase agreement last year, is actively pushing ahead with the preparation of a project-related development plan. The EDEKA store is expected to open in about two years. As a full-range supplier, this branch will considerably improve the food supply in Ramersdorf. In order to enable the settlement of the food market, two tennis courts of the Tennis Club Blau-Gelb Bonn Beuel have to be relocated.

Town hall Bad Godesberg

Due to structural defects in the ceiling construction, the Bad Godesberg town hall had to be closed at the end of May 2020. Currently, the administration is determining the extent of the renovation. The future use of the Stadthalle and its strategic orientation in the congress market will play a major role in this context. The Tourismus & Congress GmbH Region Bonn/Rhein-Sieg/Ahrweiler (T&C) has determined that the Stadthalle Bad Godesberg is an important product in the conference market of the Destination Region Bonn and should be given a sustainable, strategic orientation. The Stadthalle is considered the nucleus of social life for the Bad Godesberg district. In the opinion of T&C, the future utilization concept should include the preservation and expansion of the multifunctionality of the event location.

City centre development

Victoriakarree

The Viktoriakarree is to be put to a mixed use of culture, housing, education, gastronomy and shops. The property management is already in talks with various interested parties. First, however, a new development plan is to be drawn up - based on the results of the Citizens' Workshop that has already taken place - which will guide future uses.

Nordfeld

Opposite Bonn's main railway station on the so-called Nordfeld, the buildings are nearing completion. The service and retail areas as well as the hotel will be able to open by next year 2021. The new multi-storey car park on Rabinstraße has already opened in mid-May 2020. The investor is currently also completing the passage below Poststrasse, so that the station area as an entrance to the city of Bonn will appear in a new light in the foreseeable future. Further shops, including a LIDL branch, will also open in the passage.

Housing

Am Vogelsang

In Bonn-Endenich, between Siemensstrasse and Probsthof, a residential area with around 320 apartments will be built in the next few years, with a subsidy rate of 65 percent. In accordance with a previous state competition, the residential development will be designed in a high-quality architectural style and surrounded by a green area (Grüner Anger) and a neighbourhood square. This will create a high quality of stay. This year, the Investor Projects Department has finalized the purchase contracts with the investors (two residential construction companies). At the same time, the development plan has already come into force. Construction work is expected to begin at the beginning of next year 2021.

Im Rosenfeld

The "Im Rosenfeld" housing project in Bonn-Buschdorf (approximately 280 residential units divided into multi-family, terraced and single-family houses) is still in the tendering phase. As far as a subsidy can be awarded to one of the investors this year, the project is expected to be realised within the next two to three years.

Windeckbunker

It is expected that by the end of this year the Investor Projects Department will invite tenders for the bunker on Budapester Strasse for further development. There, a combination of residential use with gastronomy and possibly a publicly accessible exhibition area is to be created. The existing green space with playground is to be expanded so that it will soon offer even more of a place to linger in the city centre of Bonn.

Companies of a commercial nature

In order to be able to maintain the event venues and restaurants operated as commercial businesses in the future, the lease payments were reduced for the period of encumbrances and restaurant closures due to the Covid 19 pandemic. Necessary renovation measures are also being pursued in close cooperation with the municipal facility management and the tenants.
